How this estimate works

The calculator adds the state application fee listed in our state guide to typical ranges for the main costs of opening a licensed cannabis business. Change the facility size and months of rent to match your plan. The ranges are planning assumptions, not quotes, so treat the result as a starting point for your budget and business plan.

What usually costs the most

  • Real estate and buildout. Zoning and buffer rules limit where you can operate, which pushes up rent, and most sites need significant renovation.
  • Equipment. Grow lighting and HVAC for cultivation, extraction systems for manufacturing, and lab instruments for testing are major costs.
  • Time before opening. Many businesses pay rent for months while waiting for state and local approval, so plan for working capital.
  • State fees in capped markets. Some states charge six-figure license fees, such as Florida's $146,000 application fee.
